CommonLease is niche firm specialising in only property related matters. It is the new venture of Mari Knowles and Emily Fitzpatrick, two practitioners with a lengthy background in enfranchisement, right to manage and property litigation. In April 2020 the firm welcomed Matthew Hollamby to its team. Hannah Brace joins the team specialising in residential conveyancing.

We act for freeholders, intermediate landlords, and leaseholders in high and low value claims, small and large buildings, all over England and Wales. We also act for leaseholders in respect of professional negligence claims, where other firms have failed.

Both Mari and Emily currently work part time for the Law Commission as part of two teams recommending law reform to enfranchisement and right to manager legislation, to the Ministry of Housing Communities and Local Government.

Mari is also heavily involved with the All Party Parliamentary Group assisting with the investigation and resolution of the ‘Ground Rent Scandal’.

Emily has had success in the Enfranchisement and Right to Manage Awards, winning Regional Professional of the Year in 2015, and being shortlisted for Solicitor of the Year in both 2016 and 2017. Matthew was shortlisted for Young Professional of the Year in 2019.
