ALEP Commonhold Training Series – January 2026
Four week Commonhold Training Course
Starts Thursday 8 January and runs weekly 12:30 – 1:30pm until Thursday 29 January 2026.
The government is committed to reinvigorating commonhold as a form of land tenure, and ALEP is equally committed to helping members understand its practical implications.
In anticipation of the Leasehold and Commonhold Reform Bill – expected by the end of the year – we are pleased to announce a seminar series exploring the foundations of commonhold in detail.
This series, which is aimed at members who are keen to better understand commonhold, will take a look at the existing law, as well as possible future changes to commonhold.
The course is designed for all ALEP members, and each session will include time for questions and discussion.

Unit 1: The Basic Legal Documents
The first session will look at the key commonhold documents and how they differ from leasehold documents. These documents will form the foundation of any commonhold conversion, and this session will help enfranchisement experts better understand how they fit into a conversion to enable them to better advise their clients.

Unit 2: Management
The second session will look at how commonhold is managed after acquisition. Understanding how the building works post-acquisition will help identify advantages and disadvantages of conversion over a collective freehold acquisition. It will also help enfranchisement experts understand if, from a management perspective, the parties should or should not seek mandatory or discretionary leasebacks or commonbacks, depending on the Government’s preference for dealing with non-participating interests.

Unit 3: Finances
The third session will look at how commonhold is financed, with comparisons to the leasehold system. This session will include examples of how commonhold works with major works, net zero, emergencies, and Renters Rights Act improvements. Understanding how the finances are different in commonhold will help enfranchisement experts understand if commonhold conversion or a collective freehold acquisition is better for the landlord or leaseholder client.

Unit 4: Disputes
The final session will look at how commonhold disputes work, bearing in mind that the Tribunal currently has no jurisdiction over commonhold currently. Freeholders with retained interests post-acquisition will need to understand their rights and remedies, and leaseholders will want to better understand how disputes are resolved post-acquisition. This session will help enfranchisement experts understand how this works, so that they can advise clients on whether or not commonhold conversion or collective freehold acquisition might be better.
